A step-by-step legal and practical checklist for buying a residential plot in UP: documents, verification, registry, loan process, and red flags.

Step 1 — Verify the seller and the title

Ask for the complete title chain: the current registry (sale deed), previous deeds establishing how the seller acquired the land, and the khatauni (record of rights) showing the seller's name. Cross-check the khasra number on the documents against the actual parcel. In Uttar Pradesh, land records are digitised — a buyer can verify ownership entries online through the UP Bhulekh portal before spending anything on lawyers.

If the land was recently converted from agricultural use or divided among heirs, confirm the mutation (dakhil-kharij) is complete. An incomplete mutation is the most common source of plot disputes in the state.

Step 2 — Verify the layout, not just the plot

A plot is only as good as the layout around it. Ask for the topography survey plan showing plot boundaries, dimensions, and internal road widths. Confirm the road your plot fronts exists on the ground at the width shown on paper — walk it. Check that the layout has a defined entry, demarcated boundaries, and drainage planning.

Step 4 — Registry and after

Keep certified copies of everything: deed, khatauni after mutation, layout plan, and payment receipts. This file is what makes your plot instantly saleable later.

Red flags that should end the conversation

Walk away from: sellers who resist showing the khatauni, plots sold 'on stamp paper only' without registry, layouts where the internal roads are unmarked or occupied, prices dramatically below the area's norm, and any pressure to pay cash without receipts. Each of these is a known fraud pattern, not a bargain.

A legitimate developer's behaviour is the opposite: documents offered upfront, site visits encouraged, survey plan public, payments through banking channels, and loan facilitation available — because clean projects pass bank scrutiny easily.
